A mobile home in a park can be a great way to own a home for less. But the sale works differently than a regular house. There is a park to deal with, and the loans are not the same. Leah Albanese knows these sales and explains each step in plain words.
You buy the home, not the land
In most parks, you own the home and rent the space it sits on. You pay space rent to the park each month. The park owner sets the rent and the rules.
The park must approve the buyer
Before a sale can close, the buyer applies to the park. Park management decides if the buyer is approved. Leah cannot approve a buyer and cannot promise the park will. She can help you get the application in early.
Ask about the rules
Each park has its own rules. Some parks are for people age 55 and older. Parks may have rules on pets, parking, and changes to the home. Ask the park for its current rules and space rent in writing before you make an offer.
Loans and title are different
A mobile home in a park is usually treated as personal property, not real estate. In California, it is registered with the state housing department, known as HCD. Loans for these homes are not the same as regular home loans. A lender decides what loan you can get.
Have the home inspected
A licensed inspector can check the home, including the roof, floors, and the supports under it.
