Buying your first home is a big step. It is normal to feel nervous. Leah Albanese walks you through it one step at a time and answers every question, so you always know what is next.

Step 1: Talk with a lender

A lender looks at your income, savings, and credit. The lender tells you how much you may be able to borrow. Ask about first-time buyer programs. California has a state housing agency, CalHFA, that offers some. A lender can tell you if you qualify. Leah does not make loans and cannot promise you will be approved.

Step 2: Meet with Leah

In a consultation, you talk about your budget, where you want to live, and what you need in a home. Leah explains how buying works and answers your questions. You will sign a written buyer agreement before touring homes. She goes over it with you first.

Step 3: Look at homes

Leah sets up a search and takes you to see homes. It helps to make two lists: things you must have and things that would be nice. Most first homes are not perfect.

Step 4: Make an offer

Leah shows you recent sales of similar homes so you can decide what to offer. She explains each part of the offer. The seller can accept, say no, or counter.

Step 5: Inspections and loan

A licensed inspector checks the home and writes a report. The lender orders an appraisal and finishes your loan. You will be asked for papers along the way. Send them quickly to keep things moving.

Step 6: Closing

You sign the final papers with the escrow company and pay your down payment and closing costs. When the sale records, you get the keys.

Costs to plan for

Plan for the down payment, closing costs, inspections, and moving. After you move in, you will have the loan payment, property taxes, insurance, and upkeep. Some homes have HOA dues too.
